The previous owner had preserved a large strip of land all around the lake, making it a very private estate, surrounded by rural fields.
Moffat lake is about 25 acres, fairly shallow (deepest spot 35 feet), warms quickly in the Spring and is usually the first lake to freeze in the winter. It is ideal for fishing (smallmouth bass, barbot), swimming, skating and most of all as a habitat for nature.
Sitting on the front deck of the house you can watch Blue Herons, Kingfishers, Osprey, Geese, Ducks, Beaver, Muskrat, Otter, Deer and most varieties of local wildlife. It is a very private spot, with no neighbours in sight, ideal for a few animals, your family pets and an intimate life in Nature.
The fields and woods offer wild berries, fruits, flowers and mushrooms (Chaterelles, Boletus Edulis, Shaggy Mane, Puffballs, etc). There is a sphagnum bog with pitcher plants, labrador tea and cranberries.
The area is completely of glacial origin with pockets of gravel, sand, clay and some very rich clay loam gardens. The South facing slopes offer a great garden opportunity, as well as a spectacular view.
